Why price per square foot matters
Two apartments in the same building can be listed at very different prices simply because one is bigger. Price per square foot strips out the size difference, so you can see which one is actually better value. It is the number agents, valuers and banks use to compare properties.
How it is calculated
Price per square foot is the price divided by the size. Dubai listings usually quote size in square feet, while some developers and many international buyers think in square metres. One square metre equals 10.764 square feet, and this calculator converts both ways.

Tips for comparing
Make sure both sizes are measured the same way. Some listings include balconies and terraces, others do not. Compare within the same community and building age, since a new tower with amenities will rightly cost more per square foot than an older one nearby.
